The Arizona Commerce Authority’s certification validates that our industrial park meets the state’s highest criteria for completing all the proper pre-development work and being best poised to host new employment-users immediately.

LEASE CUSTOMIZATION

Lease terms are negotiated on a case-by-case basis. Mutually beneficial terms can be crafted for small to large tenants, depending on length of lease and benefit to local economy.

LOW LEASE RATES

Our lease rates typically run about 20% lower than current base leases in adjacent or nearby communities. Also since we offer a Gross Lease, not NNN, it pencils out to a lower overall cost.

LOW UTILITY COSTS

Ak-Chin owns and establishes its own rates for the majority of utility services, except telecommunications and natural gas. Rates average 14-23% below utilities that serve surrounding communities.

LOW TAXES

At Ak-Chin, there are certain state, county, and local taxes that do not apply and certain Native American incentives that do. Depending on your business, this can substantially lower your costs.

BUILD-TO-SUIT FUNDING

A build-to-suit option is available for well-qualified tenants at the Commerce Center. The option can substantially reduce front-end costs for a new facility and allows lessees to devote funds to their operations rather than capital expenses.
